Award-Winning Property Management in Auckland & the North Shore

Your rental property deserves careful management and a team you can speak to.

Based in Albany, Ray White Upper Property Management is a boutique team serving landlords across Auckland’s North Shore, West and Central Auckland, Silverdale and Whangaparāoa. We combine local experience and personal service with the support of the Ray White network.

Our team has been recognised with the Ray White No. 1 Small Property Management Office award in 2026 and Medium Office of the Year in 2025. Behind that recognition is our focus on the everyday work that matters to owners: selecting suitable tenants, monitoring rent, documenting property condition and keeping you informed.

Experienced People. Clear Communication.

Led by co-founders Vivian Fu and Jerry Chen, our qualified property managers bring experience across residential and commercial property management. You have a dedicated property manager as your main contact, supported by the wider team.

We offer communication in English, Mandarin and Cantonese, helping you understand your options and make informed decisions about your property—whether you live locally or overseas.

Careful Tenant Selection

A successful tenancy starts with preparation. We advise on rental pricing, market your property, arrange viewings and assess applications through identity, reference, rental history and credit checks. We keep you involved in choosing a suitable tenant for your home.

See How Your Property Is Being Looked After

Our entry, routine and exit inspections provide a clear record of your property’s condition. Routine inspections are generally carried out every three months, with reports and maintenance observations to help you plan ahead.

Our 360° inspection reports give you a more complete view of the home, making it easier to understand its condition even when you cannot visit in person.

Maintenance With Clear Follow-Through

Tenants can report maintenance through Tapi 24/7, including photos and details that help us assess the issue. Our team coordinates contractors, follows up progress and seeks your approval in line with your management agreement.

We also help with the practical administration, including Watercare bill payments and tenant water-usage invoicing.

Complete Management. Clearly Explained Fees.

From advertising and tenancy agreements to rent collection, arrears follow-up, inspections and end-of-tenancy arrangements, we manage the details throughout the tenancy. We also assist with Healthy Homes documentation and coordinate work that needs attention.

Our Bronze, Silver and Gold packages give you a choice of service levels, with management fees and additional charges explained upfront.

New to Renting—or Thinking of Switching Managers?

We can help you prepare your first rental or coordinate a handover from your current property manager. We discuss your existing agreement and notice period, then work with you to organise the transfer of tenancy records, keys and outstanding matters.
