When submitting a maintenance request, please provide enough detail for our team to understand the problem. Where possible, include:

Some maintenance issues need immediate attention. Contact the emergency maintenance line straight away if there is a serious health or safety concern, significant damage to the property, an essential service problem such as water, electricity or heating, or a security issue.
If someone’s life or safety is in immediate danger, call 111 first.
For non-urgent repairs, please send your request through Tapi Messenger. Include photos where useful and as much information as possible about the problem.
Once your request is received, our team will assess it and arrange the next steps, including contacting the property owner or an appropriate contractor when required.
Please don’t organise repair work yourself unless your property manager has given you approval first.
